If my application is approved, what documentation do I need to complete?

You will recieve an example copy of all documentation to be completed prior to the commencement of your lease and entry to your room. This ensures the you understand the terms & conditions of the lease before you pay any deposit or move in. Documentation to be completed and signed includes: a bond lodgement form, the prescribed RTA Lease Agreement including any special terms specific to your accommodation & House Rules.

How much bond do I need to pay?

A bond equal to 4 weeks rent is required to be paid prior to signing your lease. This amount is then sent to the Residential Tenancy Authority where itis held until after you vacate the property. It is then returned to you less any amounts you may owe to Padrooms, such as unpaid rent or damages, at the end of your lease.

How do I pay my rent?

You will be provided with a rental payment schedule that clearly sets out the dates by which your rent needs to be paid and the bank account details to pay the rent into. You can pay by transferring the funds electronically through online banking OR via EFTPOS or credit card in our office. Cash is not accepted.

What is included in the rental?

Your rental includes furnishings, internet, utilities (electricity, gas and water) & gardening. In most cases it also includes laundry facilities.

What is included in my room?

A standard room includes a bed, clothing storage, paper bin, study desk and chair. Ensuited rooms include your own private bathroom. If you are staying in a studio, your room includes your own bathroom and kitchen. Our properties are comfortably furnished in the common areas and the kitchens are equipped with basic cooking equipment and dining utensils. You need to bring your own linen for your bed but we will provide you with a brand new mattress protector.

Will the price of my rent increase?

The price of your rent is fixed for the period of your lease. If you decide to stay on beyond your current lease, the weekly fee of the new lease may increase – any rate increase will always be advised to you in advance.

Are there any other property rules that apply?

Yes – property rules and are provided to you prior to making payment of your holding deposit & are included in your lease document.

What do I do if maintenance is required at my accommodation?

Simply go to the Maintenance Request Form on our website and send it in. Our Maintenance Coordinator will be in contact with you to make arrangements.

What do I do if there is an emergency at my accommodation?

If the situation is serious or life threatening, call 000 immediately to contact Police, Fire or Ambulance. Once emergency services (Police, Fire Services or Ambulance) has been contacted please contact the dedicated 24hr emergency number for Padrooms for assistance by a Padrooms team member.
